We’re proposing a small-scale, Co-living accommodation development within the Mullumbimby CBD. The project will provide rental housing for local workers, singles, and couples who are currently struggling to find suitable places to live.
-
The project is designed for local people with employment or strong social ties to the area, such as:
Hospitality and retail workers
Health and community services staff
Young adults starting out independently
Local couples struggling to find rentals
This development will not be short-term holiday accommodation or a backpackers’ hostel.
-
Like much of Northern NSW, Mullumbimby is facing a housing crisis, with rising rents and limited supply. Local employers report that they are struggling to keep staff because people can’t find housing nearby.
This project helps meet the immediate need for rental homes for people who want to live and work in Mullumbimby.
-
Yes. The project is being architecturally designed to blend in with the surrounding area, with features like:
✔️ Low-rise design (no high-rise or large-scale buildings)
✔️ Landscaping and tree planting to soften visual impacts
✔️ Building materials and colours chosen to reflect the local style
✔️ Thoughtful setbacks and buffer zones from neighbouring propertiesWe’re committed to designing sensitively to respect the look and feel of Mullumbimby.
-
A Traffic Impact Assessment will be undertaken as part of the planning process. The project will include on-site parking for residents, in accordance with Council requirements.
Traffic generation is expected to be low, given the number of units and the fact that many residents will work locally and walk, cycle, or use public transport.
-
We understand that neighbourhood amenity is important. The project will have clear tenancy management guidelines including:
✔️ Noise management policies
✔️ Responsible tenant selection with preference for local workers
✔️ On-site waste managementOur goal is for the development to integrate quietly and respectfully into the existing community.
-
No. This is not government-funded social housing. It is private rental housing, targeting people on moderate incomes who are currently priced out of the local market.
-
By providing affordable accommodation for workers, the project will:
✔️ Help local businesses retain staff
✔️ Reduce commuting pressures
✔️ Support Mullumbimby’s economy by keeping more people living locally and spending locally -
The project aligns with both:
Byron Shire Council’s Residential Strategy 2041
NSW Government Regional Housing Taskforce Recommendations
It represents a small but meaningful contribution to easing local housing stress.

✔️ Water-sensitive landscaping
✔️ Energy-efficient fixtures
✔️ Passive design to reduce energy use
✔️ Encouragement of low-car living through location near services and public transport -
Every development application in Byron Shire is assessed on its own merits against the planning controls that apply at the time.
This project is being specifically designed to meet current zoning, planning controls, and Council guidelines, and is tailored to address an urgent community need.
-
The building has been designed to use materials that cannot be impacted by flood waters in relation to the ground floor. Services such as electrical and heating/ventilation will be placed above maximum flood levels, further increasing the flood resilience of the building.
